He’s in it, of course, to sell you on the idea of YOUR CHANCE! to make BIG MONEY! at the expense of all the poor schmucks, who, inexplicably, keep moving into the path of the climate change wood chipper. Repetitive examples of extreme weather damage, no mention of climate change, just a cold analysis of winners and losers.

Who’d’ve really thought and taken into consideration four-, five hundred percent increases in property insurance, the changing economy. Who would have considered any of these things? Nobody would’ve thought that this was possible!

And those new housing developments don’t look like they’re attempting any flood resilience, and even fraudulently drying out an at-grade home under construction.
Meanwhile, those existing single family homeowners that have been flooded out are dealing with the residential version of “stranded assets”: Riding the market down.
One property-buying tip a friend of mine passed along (he was raised in Florida) was to look at the weeds growing around or on the property – because he was able to tell the swamp-loving ones from those that prefer their roots staying dryer, and pointed out the swampiness of a lot a developer was trying to pitch to him as a well-drained property.
Might be a useful service for someone to start – a quick, accurate ID of the plants from a photo and return a description of the likes and dislikes that explain the particular things growing on or near a lot. That way, people unfamiliar with an area get an extra data point.
I’m amazed he said that Florida is a great investment. Certainly you can buy property at prices much lower than they are today, but that’s because they’re actually worth a lot less than today’s prices. I just don’t see any way to profit from this.
